Dennis In Warsaw VA- A Client Success Story

This month, I wanted to share a client success story that highlights the kinds of situations we help with and the personalized solutions we create for our clients. We’ve had the privilege of working with so many great people, but one story that stands out is Dennis from Warsaw, Virginia. As I write this, we’re closing on his property today—a perfect example of what Turner Property Solutions is all about.

The Situation

As I’ve mentioned before, my wife Jacqueline is a Realtor. Dennis initially reached out to her about listing his 1870s farmhouse in Warsaw. Jacqueline visited the property, learned about his goals, and explained what listing would involve.

Dennis made it clear that his top priority was selling quickly so he could move into a nearby retirement community—one that’s in high demand and rarely has openings. To make it work, he needed his home sold within a month.

The house was in surprisingly good shape for its age—well-maintained but needing cosmetic updates: paint, flooring, fixtures, and bathroom remodels. When I met with Dennis and saw the condition firsthand, I knew I could make him a fair offer. He had a specific dollar amount he needed to secure the retirement unit, and we had to close fast to meet the community's timeline. He had a hit an age where he didn’t want to leave his home for a showing, and he didn’t want to deal with the back and forth of contract negotiations and possible inspections, where it is inevitable there would be things found in a farmhouse of this age, despite the great shape it was in.

Another challenge? He needed the proceeds from the home sale upfront to put down a deposit and reserve his spot. Without that, he risked losing the unit to someone else.

Oh by the way did I mention he had a pig and a goat that needed new homes as well? On top of everything else, finding a new home for a pig and a goat only added to Dennis’ stress and leaving him unsure how to move forward.

The Solution

Fortunately, problem-solving is what we do.

We offered Dennis a price that not only met but exceeded his financial needs—and we committed to closing in 30 days or less. That alone would have been enough in most cases. But we didn’t stop there.

Immediately after signing the agreement, we paid the deposit for his new home to ensure he didn’t lose the unit.

When we explained the situation to the community manager, he was so impressed by how we were helping Dennis that he asked to meet with us to explore ways we could help others in similar situations.

We also stepped in to help rehome his animals. Jacqueline made a few social media posts, and we quickly found someone with a large farm in King George willing to take them in. When we say customized solutions- WE MEAN IT!

And just like that—one less thing for Dennis to worry about.

As for the closing timeline? When Dennis told us the unit would be ready early, we pushed hard—and got the deal done in just three weeks.

The Results

To say Dennis was thrilled is an understatement. He has repeatedly expressed his gratitude, and that right there is why we do what we do.

Helping someone navigate a tough situation, remove stress, and achieve their goals is the most rewarding part of this business.

Dennis was able to move into his new chapter with ease, and we will bring this beautiful farmhouse to life for some new person or family to call home.
